When it comes to pricing, being the lowest bidder is nice, and yes, it does usually result in contracting more projects (that makes sense, right?). However, we simply will not submit an estimate to a homeowner which leaves out thousands of dollars in material costs as a way to artificially lower the price, and get hired. We strive for happy & satisfied customers, so operating is this manner is just not an option for us.
Finish quality is equally important and I'm a picky person by nature. Framing the basement, finishing the drywall, cutting trim, laying tile and painting straight lines are tasks completed by people who are using their own judgements as to what looks correct and what is acceptable. For every home, new or old, which has ever had quality issues (sooner or later, it all gets noticed), there was an individual who, in the past, completed that work and thought it was good enough. Some contractors are in a hurry & careless, and some just lack the skills required to do it properly. Understanding what is acceptable quality, and having the skills to actually deliver that quality is what separates us from many of our competitors.

These are the facts concerning the costs of finishing a basement in Georgia, and these numbers are based upon the average costs of real projects we've completed since 1993. Our objective is to provide you with the most accurate information possible. Of course, you can always find someone who will say they can do it for less, but these all inclusive pricing guidelines are what you can really expect to pay. How can you save money? The choice of finish materials & the square footage to be completed are the two areas the homeowner can save on costs. To use an analogy, a brand new car can cost $20,000.00, or the same vehicle can cost double that, depending upon how it is equipped. A basement is no different. BOTTOM LINE: Homeowner decisions determine the costs. You need to decide what is a priority, what you can do without, if needed, and then set a reasonable budget.
STANDARD BASEMENT FINISHING: Most homeowners just want a quality finished basement, and may use the extra space for a kids playroom, a second living area or recreation room, a guest suite, or similar uses. Though not set in stone, a standard basement might consist of the following: A combination of recessed lights and standard lights, a new HVAC system (if needed) or re-routing of existing ductwork, carpeted flooring in most areas, tiled flooring in bathroom, a full bath (tub with tiled surround), standard framing, electrical, plumbing, insulation, doors, trim, etc...
Our pricing includes all labor costs & all construction materials costs such as framing, drywall, doors, trim, HVAC, plumbing, and electrical. Our pricing also includes finish material cost projections for items the homeowner would choose & purchase, such as flooring, light fixtures, bath fixtures, cabinetry, etc... It's all there in writing.
Based upon our past experience, we find that most basements will fall into a price range of about $36.00 - $40.00 per square foot, for a 100% completed project.
CUSTOM BASEMENT FINISHING: This is for homeowners who may want a full kitchen or wet bar, a walk-in tiled shower, granite countertops, tile flooring or hardwood flooring, a new HVAC system, more recessed can lighting, larger trim and molding, fireplace, stonework, french doors, coffered ceilings, multi-room sound, etc... The finish quality is the same for every basement we complete, though a custom basement usually has a larger scope of work, takes longer to complete, and the materials are more expensive. A custom basement will cost a minimum of $40.00 per square foot, and will typically cost more.
PRICING VARIABLES: While most basements will fall into one of the two categories above, there are certain basement projects which will not. For example, a relatively small 600 - 1000 square foot basement "stuffed" with a full kitchen, built-in entertainment center, HVAC system, full tiled shower, hardwood flooring, and generally nice finishes throughout will skew the per square foot pricing higher. Keep this in mind when determining your potential budget.
A RULE OF THUMB: If you know the square footage of the area to be finished, it's a good idea to budget at least $35.00 per square foot, for starters. While there can be always be exceptions, if you cannot budget close to that kind of money, then you may need to re-evaluate your plans. HOW TO GET STARTED? After a phone conversation, we'll schedule a visit to your home where you'll meet with the company owner instead of a salesman. Actually, we have no salesmen. Our goal is to turn your ideas into reality, so we'll take pictures, measurements, and spend as much time as necessary in order to truly understand your vision. Of course, we'll offer our suggestions and insights, but it's your input that will ultimately shape the finished project.

We'll submit an estimate outlining the complete scope of work and all the projected costs. If you accept our proposal, our design studio can then create a 3D computer drawing to help you better envision what your finished basement might look like when completed. This is a FREE service for our customers. ( NOTE: We do offer design studio services as a stand alone option for homeowners who need a professional design, but intend to have the work completed by another company. We charge $675.00 for this service). Finally, once the exact scope of work is determined, we'll finalize the estimate to reflect any requested changes, and with a down payment of around 20%, we're ready to go! That's it.

COMPARING ESTIMATES: Comparing estimates can be challenging for the homeowner because every basement finishing company in Georgia has a different way of listing & pricing the work. For the homeowner with several estimates who is trying to determine which contractor to hire, one of the primary considerations is price. Most contractors believe that the lowest price will get the work, so some will construct their estimates in a way that minimizes the true costs.
In other words, many estimates might show a price that is just too low, and, in some cases, too low to even cover the actual cost of materials. We know, we meet with many homeowners and have been shown estimates like this. Typically, we'll notice several items which are not included in the estimate total, or are listed as optional. We've even seen a bathroom toilet listed as optional! Another way to show a lower price is to designate that the homeowner provide certain materials, and those costs are then omitted. It's TRUE, the homeowner does have to choose certain finish materials such as flooring, lighting, or other fixtures, and YES, the contractor cannot know for certain what those costs will be.
However, the difference between The Southern Basement Company and some other contractors is that we DO want our customers to know up front what the total costs of the project might be and we DO make every effort to include those costs in writing. We include reasonable allowances for flooring, tile, light fixtures, even door knobs. These items are part of the project, and we simply feel it's our responsibility to include these costs into our estimate total so the homeowner has a TRUE UNDERSTANDING of how much the project will actually cost to finish.
