We believe that honesty and open communication makes a job successful and a good experience for both us and the homeowner. In order for us to be successful, we have to make a profit while completing high quality work for satisfied customers. We've been blessed for many years because our projects have been successful, and our customers have been kind enough to refer us to their friends, family and co-workers. Happy customers are our best advertising!

We spend a great deal of time to insure the accuracy of our estimates, and it represents our best effort to indicate all the costs we project the homeowner will spend, from start to finish. Any change to the original estimated scope of work will alter those costs, and can alter the project time frame, as you would expect. Beyond homeowner changes, there can occasionally be unforeseen issues which create changes & alter costs.

These unforeseen issues are more common in older homes, and are usually related to the mechanicals, which are heating & air conditioning, electrical and plumbing. Because our work is completed to code by our state licensed and insured mechanical contractors, we cannot cut corners or ignore safety issues. For example, if our electrician comes across a wiring issue which is related to the work we are completing in the basement, that issue must be fixed. To be fair to the homeowner, unexpected issues like this are only billed at cost, since it's not our objective to profit from unforeseen issues, but we have to cover our costs.

It's rare than we run into issues like that, but in the spirit of being open & honest, we want all homeowners (and in particular, those with older homes) to be aware of the potential, and that's why we've put it here in writing. In addition to the points stated above:

1. All work is inspected and all issues written in the inspection report are fixed.

2. Mechanicals are covered by a one year warranty for a completed installation.

3. The computer drawings shown on our website are only free to our paying clients.  We charge $675.00 if you only need a design, but not our finishing service.

4. Our past customers are happy to speak with you! If you would like to speak to one of our past customers or see some of our work in person, just let us know. We'll find a home close to your area and make the necessary arrangements.

5. The pay schedule is different for every project, but in most cases, 20% down is required to start the project and we notify the homeowner in advance of when we need the next installment. The homeowner must have the funding in place & accessible so the project is not delayed as we wait for a needed payment.

6. All changes to the scope of work which alter the price must be submitted to us in writing (via email, for example) or we will have a change order form on site for the homeowner to sign and approve. We do this because we stay busy, and it's just not possible to commit everything to memory. Having something in writing protects both us and our customers.
